When foreclosure seems like the only option available it is important to understand that there are options and is foreclosure help out there. Losing your home can be really hard for a lot of people and this is completely understandable. Whether it’s having to relocate your family to building new memories is a foreign place, foreclosure is emotionally draining.  Many people feel trapped and become set on the idea of foreclosure once it arises but it is very important to realize that there are options out there. The big idea here is that foreclosure is avoidable and there is more than one option available.

To begin, a loan modification should be sought out.  A loan modification is a permanent change in the structure of your mortgage. This modification will positively affect your interest and payment amount and can even minimize or completely absolve late payments.  You will have to meet a certain income criteria but you do not have to be late on any payments.

The government also offers several different programs to help those who need help with foreclosure avoidance.  One of these programs is EHLP, or emergency homeowner’s loan program, which will help with mortgage payments.  You do need to be at least three months behind, be at high risk for foreclosure, meet income criteria and not all states participate.

Some other great options are HOPE NOW, discussing your options with a foreclosure avoidance counselor, looking into your state’s specific resources and contacting the homeownership preservation foundation.  Also, make sure that you assess you risk of foreclosure before you begin to stress out about losing your home. All of these assistance programs offer many different resources to help you cope with the loss of your home as well as directing you to options to avoid the loss of your home.  All of this can sound very overwhelming and the people at Universal Finance can keep it together, provide foreclosure help and hold your hand along the way.
